  • Bond collection and disbursement in line with Tenancy Services regulations
  • Rent collection and arrears management with daily monitoring and prompt follow-up
  • Regular inspections — first one at 6–8 weeks, then every 3 months
  • Healthy Homes assessments and organisation of compliance work
  • Maintenance and repairs handled by long-trusted local tradespeople
  • Utility connections (power and gas) set up at no cost to tenants
  • Tenancy end-to-end management, including move-outs, re-letting, and everything in between
  • Rental payments transferred on the 1st and 15th of each month
  • Tenancy Tribunal representation, if ever required
  • Ongoing communication with both owners and tenants, keeping everyone in the loop
  • Pet policy discussions and property restrictions arranged in advance

Rental property management FAQs

McGuire Property Management is the property management company in Hamilton you can trust. For your reference, the most common questions we get asked are listed below:

We charge 8% (+GST) on any rent collected on your investment property. This fee entitles you to a full range of services, including advertising, credit checks, regular inspections and ongoing maintenance. An Administration Fee will be charged to the owner on a yearly basis on placing a tenant into a property - i.e. first week's rent plus GST.

Our standard tenancy agreement requires a bond of four weeks rent.

We will carry out an initial inspection within 6-8 weeks of a new tenant moving in, and then conduct quarterly inspections (every three months) thereafter. You are provided with a complete inspection report. This service is included in your property management fees.

For a periodic tenancy agreement, you are required to give 21 days written notice.

McGuire Property Management is happy to have power and gas connections set up with no connection fee. Unless otherwise stated on the tenancy agreement, tenants are responsible for regular upkeep of the lawns and gardens.
