If your application is approved, we’ll be in touch to take care of the next steps. This includes signing the tenancy agreement, arranging payment of the bond and rent in advance, and completing a detailed property inspection before you move in.

Inspections
We carry out regular property inspections to ensure your home is being kept in good condition and abides by the healthy homes standards. The first one happens about 6 to 8 weeks after you move in, and then every three months after that. It’s not just about checking the property—it’s also a chance to catch up, make sure you're happy, and spot any issues early.
Repairs and maintenance
If anything needs fixing, we’ll organise repairs promptly using our network of trusted local tradespeople. We want you to feel comfortable and looked after in your home. When we work together, it makes for a great renting experience all round.

Moving on - what you need to know


If you are ending your tenancy, McGuire Property Management is here to ensure the process is as smooth and straightforward as possible. We understand that moving can be a busy time, so we've streamlined our procedures to help you transition with ease.
  • Providing Notice
    If you're on a periodic tenancy, you're required to give at least 21 days' written notice before moving out. This notice should include the intended move-out date and be signed by all tenants listed on the agreement. For fixed-term tenancies, the end date is predetermined, but if circumstances change, please reach out to discuss possible options.
  • Final Inspection
    As your tenancy concludes, we'll schedule a final inspection to assess the property's condition. This inspection helps ensure everything is in order and provides an opportunity to address any concerns. Ensure the property is clean and tidy, including carpets, windows, and appliances. We encourage tenants to be present during this inspection to discuss any findings and ensure transparency.
  • Bond Refund
    Following a successful final inspection, we'll work with you to complete the bond refund form. Once all parties have signed, the form is submitted to Tenancy Services. If everything is in order, refunds are typically processed within five working days.

FAQs from tenants

Currently, tenants must obtain written consent to keep a pet on the property. Landlords can refuse permission on reasonable grounds, such as property suitability or existing bylaws. Upcoming legislation may change these rules, so it's advisable to stay updated on any legal developments.

Tenants are typically responsible for keeping the property's lawns and gardens tidy, which includes tasks like mowing the lawn and weeding. However, responsibilities can vary, and some landlords prefer to organise this, so it's essential to refer to your tenancy agreement for specific details.

We are required to lodge the bond with Tenancy Services within 23 working days of receiving it. The process can be completed online, and once lodged, tenants will receive confirmation.
